Probate House Clearance

Clearing a parent's or relative's home is rarely just a practical job. We keep the process calm and unhurried: you tell us what must be kept, we work through the property room by room, and anything we are unsure about is put to one side for you to look at rather than loaded onto the van.

Documents, photograph albums, jewellery boxes, medals, coins and personal effects are searched for and kept back as a matter of routine — they turn up in wardrobes, biscuit tins and under beds far more often than people expect. If items of value need a valuation before disposal, we will pause and wait for it.

We can attend before probate is granted to give a written quote for the estate accounts, work alongside a solicitor or executor who lives elsewhere, and send photographs of the emptied property when the work is done. Charity donations to a cause the family chooses are arranged wherever the items are suitable.

If you are handling an estate from another part of the country, we can hold keys, meet estate agents or surveyors on site, and invoice the estate directly so the paperwork is straightforward. Every clearance comes with a waste transfer note for the file.
